Qualified mortgage vs non-QM loans

Most home loans are qualified mortgages, built to federal rules on documents, debt and loan features. Non-QM loans fall outside those rules on purpose, to serve borrowers whose income or situation the standard rules miss.

When a qualified mortgage fits

  • Your income qualifies on tax returns and pay stubs.
  • You want the lowest cost.

When a non-QM loan fits

  • Your tax returns understate what you earn.
  • You’re qualifying on rent or assets instead of income.
  • A recent credit event rules out a standard loan for now.

Questions

How hard is it to get a non-QM loan?

Easier than many expect if the program fits: each one swaps the usual income documents for another proof, such as statements or rent. You still need reasonable credit, savings and a down payment.

Who are non-QM lenders?

Mostly specialist lenders that sell their loans to investors rather than to Fannie Mae or Freddie Mac. A broker can compare many of them for one file.

Can I refinance a non-QM loan into a regular loan later?

Yes, once your tax returns or credit qualify. Check whether the non-QM loan has a prepayment penalty, which some investor loans do.
