Property tax rates in Arizona

Arizona taxes homes on a limited property value that can rise only 5% a year, and a sale doesn’t reset it, so a buyer usually inherits roughly the seller’s tax level.

Property tax by county in Arizona

Typical rates run from 0.33% in Greenlee County to 0.90% in Apache County. The rate is what owners in each county pay on average: median property tax divided by median home value, from the Census Bureau’s 2020-2024 survey. Your exact bill depends on the address, and the title report or the county tax bill gives it. The payment calculator fills in any county’s rate for you.

What is different in Arizona

  • Since Prop 117 took effect in 2015, taxes are figured on the limited property value, which can rise no more than 5% a year even when the full cash value jumps.
  • Homes are assessed at 10% of the limited value, and the tax rate of each school district, city and county applies to that assessed amount.
  • A home you live in qualifies for the homeowner rebate, which covers part of the school tax, up to $600 a year. A rental doesn’t, so the same house can cost more to own as an investment.
  • Rental homes must be registered with the county assessor as rentals; owners who live in the home file an affidavit to keep the owner-occupied classification.
  • The county assessor mails a notice of value early each year, and you have 60 days from its date to appeal the value if it looks too high.

Questions

When are Arizona property taxes due?

In two halves: the first is due October 1 and late after November 1, the second is due March 1 and late after May 1. If you pay the whole year by December 31, no interest is charged on a late first half. See also: Mortgage loans in Arizona.

Does buying a house in Arizona raise the property tax?

Not the way it does in California. The limited property value stays with the home, so a buyer generally pays about what the seller did, plus that year’s increase. See also: Property tax rates in California.

How is Arizona property tax calculated?

The county applies the local tax rates to 10% of the limited property value, then takes off the homeowner rebate on a primary home. The county treasurer’s site shows any home’s bill. See also: Property tax rates in Ohio.
